This is the earliest document I found at the Register Of Deeds that pertains to the land The Knapp Estate would be built on. There is at least one earlier (1839) that refers to this land as belonging to Elizabeth Smith but Smith to Smith property transfers are fairly moot. (All In The Family) The reason I know that this is the very same land is, all the Knapp Deeds of the Mansion area property refer back to this document.

The document takes up 4 legal pieces of paper and is highly detailed. Perhaps that is because Henry Nicoll was a counsler at law? Notice the references to Locust & Cedar Posts as markers. Some 70 years later Home Guardian the developers of Mastic Beach would be naming two roads in this area for them. Locust Drive & Cedar Road. The clerk who recorded it, John Wood had very fine penmanship that shines through the CRUMMY & OVERWORKED xerox machines the Register Of Deeds provides.
